This is the residential building side of our commercial and office cleaning in Montreal, for property managers, condo syndicate boards and owners of rental buildings. Our janitorial services in Montreal cover offices and commercial buildings; this service covers the common areas of buildings people live in, including the shared floors of a mixed use building. Building maintenance covers more than cleaning, and this is the cleaning part of it.
What building and common area cleaning covers
A residential building does not get dirty the way an office does. The lobby takes the weather straight off the street, the elevator cab is in use all day and the garbage room builds up between pickups. Here is what our building cleaning services in Montreal can cover.
- Lobby and entranceFloors washed, mats vacuumed, the inside face of the entrance glass, door handles and the intercom panel.
- Corridors and stairwellsVacuumed or washed on every floor, landings cleared of grit, high touch points wiped: handrails, door handles, push plates and switches.
- ElevatorsCab floor, walls, mirror and button panel wiped, and the door tracks cleared of grit.
- Mailroom and parcel areaFloors, the mailbox fronts, the parcel shelf or lockers, and the flyer bin.
- Garbage and recycling roomsFloors washed, chute door and bin surrounds wiped down, and spills cleaned. Tell us the pickup days.
- Laundry roomMachine tops and fronts wiped, detergent residue cleared, the sink, the folding table and the floor.
- Gym and amenity roomsEquipment wiped, mirrors, floors, the party room kitchen and the washrooms attached to them. Name each room in scope.
Anything on that list can be left out, and anything missing can be raised. The outside face of the entrance glass: raise it at the quote and we will tell you what fits. Snow and the sidewalk are outside this service. The dust after a lobby or corridor renovation is a separate job: post construction cleaning.
Frequency and the seasons
Frequency is set per space: daily, several times a week or weekly, and the lobby can run on a different rhythm from the upper floors. From the first salt of winter to the spring melt, the entrance and the lobby floor take slush, salt and grit every day, and the mats and the first stretch of corridor need more than a weekly pass. Spring brings pollen and dust to the ledges and stairwell sills. Tell us how the building’s load moves through the year and raise a heavier salt season schedule at the quote.
Access and working around residents
Tell us at the quote how access works and what the building’s rules are: fobs or keys for the front door and the service rooms, any alarm codes, quiet hours, and whether the superintendent lets the crew in or you would rather they hold a set. Inside, the work happens around the people who live there. Corridors stay passable, and if the lobby or the elevator has busy hours, name them and the visit is planned around them. If a resident asks the crew for something outside the scope, it comes to you.
The same crew each visit
On a recurring schedule you get the same crew each visit. The crew learns which stairwell takes the traffic, which garbage room needs the extra pass and which door sticks. You are not introducing new people to the building every month, and the crew is insured and background checked.
When a resident complains or something gets missed
If a complaint reaches the board or the management office, or you walk the building and find a landing that was skipped, tell us the same business day, with a photo if you have one. We come back and fix it, and it gets checked on the next visit. If you would rather see the work than read about it, our before and after cleaning photos are all from our own jobs, not stock.
How the quote works
Tell us about the building by phone or send a few photos: floors and units, which common areas are in scope, the frequency you want for each, and how the crew gets in. If you would rather walk the building with us, raise it on the call. You can set a recurring schedule or book a one time deep clean before the annual general meeting. Tell us whether the invoice goes to the syndicate or the management company. Products and equipment are included. Quotes are free.
Common questions
Can the lobby be on a different schedule from the upper floors?
Yes. Scope and frequency are set per space. Daily in the lobby and elevator, twice a week in the corridors and weekly in the amenity rooms is one way to split it.
Do you clean condo buildings and rental buildings?
Yes. Condo building cleaning and rental building cleaning follow the same scope; what changes is who signs and where the invoice goes.
Can you clean inside the apartments too?
Not under this contract. Common areas are the building’s scope. Cleaning inside a resident’s own unit is a separate service, our recurring housekeeping, booked on its own.
Do you supply the products and equipment?
Yes, the crew arrives with its own. If the syndicate has rules about what goes on the lobby floor, tell us at the quote.
Can you work early mornings or evenings?
Yes. Early mornings, evenings and weekends are all workable. Tell us the window at the quote.
